One Steamboat Place in Steamboat Springs, CO was one of the many resort developments around the country to be caught in the economic downturn and faced foreclosure.  One Steamboat Place is currently in the process of working through a loan modification, and after the financing is restructured, sales should pick back up for the luxury fractional ownership and whole ownership residences.

Steamboat’s ski-in ski-out inventory is shrinking.  Another Edgemont condos just closed yesterday.  It was the 4+bedroom Slopeside house that sold for $2,350,000.  (It was listed at $2,450,000.)  There are 14 total residences remaining, although only two larger units are left:  a 3+den and the 5+den Bunkhouse. There are several 2 bedrooms and a few 3 bedrooms available.

At One Steamboat Place, sales are heating up now that their debt issue has been resolved and the remaining developer inventory is back on the market at lower prices.  Several fractional ownership residences have gone under contract at One Steamboat Place, and I’ve heard that several whole ownership residences are also pending ( but I haven’t seen the new status reflected in the MLS yet.)

One Steamboat Place Condos has had steady sales since coming back on the market in August. In December, 4 more fractional ownership residences sold bringing the total to 10 One Steamboat Place fractional sales since the debt was restructured and prices were lowered.

The owners of the remaining developer units at One Steamboat Place decided to get serious this summer and sell their remaining whole ownership residences. At the close of 2014, they did exactly that.

Eleven whole ownership residences sold, five are under contract, and only five One Steamboat Place whole ownership residences are left to purchase.  (There are a few resales available in addition to the developer units.)

When fractionals are $340,000 (ish) for a 1/8th share and you can get a whole ownership for $1.7-$1.9 (+/-), the value is definitely with whole ownerships which is one reason so many buyers have purchased at the 5-star luxury ski in, ski out development.

Whole ownership gives owners more flexibility with dates and allows owners to use the rental income generated to offset or pay for their dues.

The <$500,000 condo market is tightening up, especially for <$300,000 condos. Selling prices for lower price points averaged 97% of the list price in January due to the low inventory of move-in ready condos. With higher priced units, the average list-to-sold price is still a healthy 94%.

In January 2015 there were 14 sales of condos and townhomes in Steamboat including two One Steamboat Place condos that sold for $1.3 million and $1.5 million.  The average sold price for a Steamboat condo was $621,000. Removing the One Steamboat Place sales changes the average sold price to $467,000.

In February 2015 there were 19 condo and townhome sales in Steamboat Springs. The average sales price of those units was $645,057. (The $645,057 average sales price in February was influenced heavily by 3 One Steamboat Place condos that sold between $1.6 and $2.0 million.)

For comparison, there were 28 sales of condos and town homes in February 2014. Inventory is down and prices are going up in the most popular condo developments.

Inventory remains a challenge in Steamboat and most US real estate markets. For example, in 2014 there were 65 sales in developments including Quail Run, Sunray Meadows, First Tracks, and Cascades. This year, there are no current listings for sale in those four developments.

Finally, the average ratio of price sold to asking price was 96% with 5 properties selling at 100% or more of the asking price.

There were 27 condos and town homes sold in Steamboat Springs in April 2015.  The average price sold was $640,410, which was skewed once again by two One Steamboat Place condos that sold for $1,925,000 and $2,550,000.  There were another two condos that sold for over $1,000,000.

Drilling a little deeper into the numbers shows that two-thirds of sales (0r 18 of 27) sold for less than $500,000.  This lower end of the market is on fire here in Steamboat, with properties going under contract in days–often with multiple offers.

The ratio of sold to asking price was a solid 95.5% as sellers stick closer to their asking price.
