In July 0f 2014 there were 35 sales of townhouses and condos in the Steamboat Springs area.  The average price paid was $375,000 with most places selling for an average of 96% of the list price. Popular developments included The Villas, The Cascades, Longview Townhomes, and Cross Timbers.

The lowest priced unit was a 1BR Shadow Run that closed for $105,000 while the highest price paid was $825,000 for a 4 BR Blackhawk Townhome.    Looking at the pending sales, there are currently 53 properties under contract.

Howelsen Place and Majestic Valley both have several of their residences in escrow, so look for sold information in the next month or two.

The holiday season is one of the busiest times of the year in Steamboat Springs as visitors come to spend time with family and friends at Steamboat’s world-class resort.

I’ve had a few recent conversations with property managers who say their properties are sold out for extended periods of time, and not just a day here and there like they’ve seen the past several years.  It’s good to see guests back in town enjoying the snow!

In November and December,  there were 73 condo and town homes sales in Steamboat Springs. The average condo/townhouse sold for $484,000, which included a few lower priced Stagecoach properties and  four One Steamboat Place residences that sold between $1.4M-$1.9M. In addition to the One Steamboat Place sales, Trappeurs Crossing had 6 sales and  Sunray Meadows and the Villas had 4 each.

We don’t have year-end figures yet, but through November median condo sales prices increased 9% this year and median single family home prices increased 14%.

There were 54 sales of Steamboat condos and townhomes in July representing over $21M in dollar volume. The average list-to-sold ratio was 95% with more than half of condos closing above 97% of their list price.  In other words, the days of low-ball offers are over if you want to buy.

Popular developments with several sales include Emerald Heights and Rocky Peak, two new developments off of Hilltop Parkway where buyers are purchasing brand-new townhomes with nice finishes under $600,000; Quail Run; entry-level developments like The Rockies, Shadow Run and First Tracks @ Wildhorse Meadows; and ski-in, ski-out properties at Torian Plum and Torian Creekside.

At the low end of the market, two Walton Village 1 bedroom condos sold for $120K and $126K.  Just three years ago, Walton Village condos were selling under $75,000 showing how prices are climbing rapidly at certain price points.

There are many advantages to owning a single family home. You have your own yard, no walls to share with the neighbors and no or limited association involvement and cost. While these might be obvious advantages for a full time residence, they don’t necessarily carry over to owning a second home. Here are the top reasons why owning a condo instead of a single family home in Steamboat could be a better choice:

  • Ongoing maintenance of a property– It costs money to maintain a property. In Steamboat, this can add up pretty quickly. The main expenses you’ll face owning a second home are yard maintenance in the summer, and snow removal in the winter. Other things inclu
  • Who keeps an eye on things when you’re around? You might have to hire someone check on things. Most HOA’s will monitor things when you’re not around. Especially when there is a cold snap, or a leaky roof, or anything worrisome going on, most HOA’s will send their maintenance people around to make sure there are no issues with the individual units within the development. If you own a single family home, you might want to have someone check on things on a regular basis so things like a pipe leak or a broken window don’t go unnoticed.
  • Fewer bills to pay each month– Many of the local HOA’s will include many utilities as part of the HOA fees. Not having to set up water and sewer, trash service, cable, building insurance and then having to pay for it on a regular basis can get tiresome. Most HOA’s cover most of these expenses. The most common expense that is not covered by the homeowner’s association in Steamboat is electricity. Even then, it’s one or a couple of bills instead of multiples.
  • Other amenities– Unless you’re buying a multi-million dollar property, most homes in Steamboat don’t have pools, tennis courts, shuttles, etc. Some might have a hot tub, but then you’ll need someone to maintain it regularly. When you own a condo in Steamboat that has many of these amenities, you feel like you’re on vacation. You don’t have to leave the complex to enjoy all these perks, and they are all included in your HOA fees.
  • Stress less vacation. Sometimes a second home can become a second job. You come to Steamboat to relax and enjoy everything this great town has to offer. If you come home and the heat is not working or there’s a leaky roof, you might spend most of your vacation trying to get it fixed. Most people don’t want to do that on their vacation!
