Condo and Townhome Sales Summer of 2016

From June-August, 127 condos and townhomes sold in Steamboat Springs with an average sale price of $432,000. Five properties sold for more than $1 million including two Porches townhomes and an Edgemont condo that sold for just under $3 million.

During that time 7 condos were sold at Whistler Village, 6 at the Lodge, 5 at the Rockies and Townhomes at Walton Creek and 4 each at the Phoenix, the Pines, Shadow Run, Timber Run, Timbers and Trappeurs Crossing.

March-May Condo Sales in Steamboat

From March-May, 105 condos and townhomes sold in Steamboat Springs. They ranged in price from $118,500 to $1,812,500 with an average price of $437,000. There are also 73 pending condos and townhomes showing the recent surge in activity from summer buyers. Last year, only 96 condos sold.

More than 5 properties sold in each of the following developments: The Pines, Walton Pond, Walton Village and Shadow Run.

January-February 2016 Condos Sold in Steamboat

In January and February 2016 there were 37 condos and townhomes sold in Steamboat Springs. The least expensive was a one bedroom Mt. Werner Condo that sold for $107,975, while the most expensive was a Chadwick Flats for $1,800,000. The average price sold was $538,000. Popular developments with multiple sales included Fairway Meadows, Mountain Vista, One Steamboat Place, Sunray Meadows, Timber Run, The West, Whistler Village and Trappeurs Crossing.

Alpenglow Condos Sold in 2015

One condo and one townhouse sold at Alpenglow in 2015. Both were two bedroom. The one that sold for $607,000 was a townhouse while the one that sold for $660,000 was a condo in the main building.

Emerald Heights in Steamboat Selling Pre-Construction

Emerald Heights is one of Steamboat Springs’ newest townhome developments. Once construction is completed, Emerald Heights Condos will have 6 buildings with a total of 23 townhomes with 4 bedrooms and 2300 sf.

Three buildings are sold out. Since last year, prices have gone from an average of $570,000 to $596,000 for townhomes sold in 2015. There are 4 more Emerald Heights townhomes currently under contract with an average listing price $632,ooo.

April 2015 Condo Sales in Steamboat Springs

There were 27 condos and town homes sold in Steamboat Springs in April 2015. The average price sold was $640,410, which was skewed once again by two One Steamboat Place condos that sold for $1,925,000 and $2,550,000. There were another two condos that sold for over $1,000,000.

Drilling a little deeper into the numbers shows that two-thirds of sales (0r 18 of 27) sold for less than $500,000. This lower end of the market is on fire here in Steamboat, with properties going under contract in days–often with multiple offers.

The ratio of sold to asking price was a solid 95.5% as sellers stick closer to their asking price.
