Prices ranged from $38,500 for a studio at the Inn at Steamboat to a 4 BR at Glacier Ridge Lodge for $1,265,000.

July 2014 Condo and Town Home Sales in Steamboat Springs

In July 0f 2014 there were 35 sales of townhouses and condos in the Steamboat Springs area. The average price paid was $375,000 with most places selling for an average of 96% of the list price. Popular developments included The Villas, The Cascades, Longview Townhomes, and Cross Timbers.

The lowest priced unit was a 1BR Shadow Run that closed for $105,000 while the highest price paid was $825,000 for a 4 BR Blackhawk Townhome. Looking at the pending sales, there are currently 53 properties under contract.

Howelsen Place and Majestic Valley both have several of their residences in escrow, so look for sold information in the next month or two.

Steamboat Condo Sales in November and December 2014

The holiday season is one of the busiest times of the year in Steamboat Springs as visitors come to spend time with family and friends at Steamboat’s world-class resort.

I’ve had a few recent conversations with property managers who say their properties are sold out for extended periods of time, and not just a day here and there like they’ve seen the past several years. It’s good to see guests back in town enjoying the snow!

In November and December, there were 73 condo and town homes sales in Steamboat Springs. The average condo/townhouse sold for $484,000, which included a few lower priced Stagecoach properties and four One Steamboat Place residences that sold between $1.4M-$1.9M. In addition to the One Steamboat Place sales, Trappeurs Crossing had 6 sales and Sunray Meadows and the Villas had 4 each.

We don’t have year-end figures yet, but through November median condo sales prices increased 9% this year and median single family home prices increased 14%.

The <$500,000 condo market is tightening up, especially for <$300,000 condos. Selling prices for lower price points averaged 97% of the list price in January due to the low inventory of move-in ready condos. With higher priced units, the average list-to-sold price is still a healthy 94%.

In January 2015 there were 14 sales of condos and townhomes in Steamboat including two One Steamboat Place condos that sold for $1.3 million and $1.5 million. The average sold price for a Steamboat condo was $621,000. Removing the One Steamboat Place sales changes the average sold price to $467,000.

July 2015 Steamboat Condo Sales

There were 54 sales of Steamboat condos and townhomes in July representing over $21M in dollar volume. The average list-to-sold ratio was 95% with more than half of condos closing above 97% of their list price. In other words, the days of low-ball offers are over if you want to buy.

Popular developments with several sales include Emerald Heights and Rocky Peak, two new developments off of Hilltop Parkway where buyers are purchasing brand-new townhomes with nice finishes under $600,000; Quail Run; entry-level developments like The Rockies, Shadow Run and First Tracks @ Wildhorse Meadows; and ski-in, ski-out properties at Torian Plum and Torian Creekside.

At the low end of the market, two Walton Village 1 bedroom condos sold for $120K and $126K. Just three years ago, Walton Village condos were selling under $75,000 showing how prices are climbing rapidly at certain price points.

Emerald Heights in Steamboat Selling Pre-Construction

Emerald Heights is one of Steamboat Springs’ newest townhome developments. Once construction is completed, Emerald Heights Condos will have 6 buildings with a total of 23 townhomes with 4 bedrooms and 2300 sf.

Three buildings are sold out. Since last year, prices have gone from an average of $570,000 to $596,000 for townhomes sold in 2015. There are 4 more Emerald Heights townhomes currently under contract with an average listing price $632,ooo.

In October 2015, 41 condos and town homes sold in Steamboat Springs representing over $16 million in real estate dollar volume. Almost 65% of the sales closed for less than $500,000 in popular developments like Eagle Ridge Townhomes, The Lodge, Quail Run, Timber Run, The Rockies, and the Villas at Walton Creek. Steamboat condos that sold ranged in price from $115,000 to a high of $1,195,000 with an average sale price of $392,000.
