Good news for condo buyers and sellers as the Steamboat market continues to show improvement in December. The December Steamboat Springs condos sales are listed below although the list doesn’t include sales from the Trailhead Lodge Auction. (More about the auction later.)

Of the 27 Steamboat condo sales, 63% were under $500,000 and 6 were over $800,000. There were only 5 bank-owned sales and three of them were purchased by the same buyer who got a tremendous value at Chadwick Estates Villas.  2012 was the year a lot of excess real estate inventory was absorbed–especially with condos priced less than $300,000 and single family homes below $800,000–so buyers will have fewer choices going into 2013.

The newer ski-in, ski-out projects (Edgemont and One Steamboat Place) are also selling well. Edgemont had two closings and one pending sale in December, and One Steamboat Place had one sale and one pending sale in December. There are 8 Edgemont residences left and 13 whole ownership condos at One Steamboat Place available.

Finally, the Trailhead Lodge auction on December 15 was successful. Most of the 30 remaining condos sold at prices similar (or less than) the May auction prices. There are a handful of smaller condos left, so call us at 970-846-8284 to find out what’s available.

CondoS sales are on the rise all over the Colorado and the entire Rocky Mountain region.  As you can see, the number of condominium sales has increased in every resort market monitored by the Western Mountain Resort Alliance. The second graph (below) shows dollar volume is also up as more buyers in every category not just entry level decide it’s time to get in at the bottom of this real estate cycle.

Naturally, we think you should buy in Steamboat. But even if you are looking at other ski resort areas like Park City, Jackson Hole, Vail, Whistler, Tahoe and Big Sky, it’s time to get serious. The numbers show condo sales in resort markets reached the bottom and are recovering quickly.

The Colorado Association of Realtors recently released real estate data for the mountain regions of Gunnison, Steamboat Springs, Telluride and Vail.  It’s hard to compare these four ski areas although buyers and sellers can generally draw these conclusions:

  • Low inventory levels and strong buyer demand are pushing prices upwards.
  • Now that bank-owned properties and short sales are being absorbed, buyers are buying conventional homes.
  • Record low mortgage rates and rent increases are fueling the housing recovery.
  • Median prices are up 20% and Days on Market are down 15%

There were 37 condo and townhome sales in Steamboat Springs last month ranging from a $100,000 Fish Creek Falls short sale to a $2,500,000 townhome/duplex with spectacular views of the base area and south valley. There were also two bank-owned sales at Meadowlark and Skyview Terrace Townhomes.

May is a quiet time in Steamboat as the Yampa River swells from the snow melt and spring flowers start to bloom.
