Howelsen Place Condos are one of the few developments in Steamboat Springs offering new construction right in the center of Downtown Steamboat.  2014 was good year with 5 sales.

All sales were of the larger, two bedroom units. Compared to last year’s sales, the average price per square foot rose over 30%!

The Colorado Association of Realtors recently released real estate data for the mountain regions of Gunnison, Steamboat Springs, Telluride and Vail.  It’s hard to compare these four ski areas although buyers and sellers can generally draw these conclusions:

  • Low inventory levels and strong buyer demand are pushing prices upwards.
  • Now that bank-owned properties and short sales are being absorbed, buyers are buying conventional homes.
  • Record low mortgage rates and rent increases are fueling the housing recovery.
  • Median prices are up 20% and Days on Market are down 15%

There were 37 condo and townhome sales in Steamboat Springs last month ranging from a $100,000 Fish Creek Falls short sale to a $2,500,000 townhome/duplex with spectacular views of the base area and south valley. There were also two bank-owned sales at Meadowlark and Skyview Terrace Townhomes.

May is a quiet time in Steamboat as the Yampa River swells from the snow melt and spring flowers start to bloom. In the next couple of weeks, summer activities start and visitors will be back in town looking at real estate. There were 23 Steamboat Springs condo sales in August totaling $9,383,950.  Bank-owned sales are just about gone in our market with none of the condo and townhome sales being bank owned and none currently listed for sale. Buyers saw an average discount of 7% off the list price with a 93% list-to-sold ratio.

Three Villas at Walton Creek condos sold this month as well as a Bear Lodge at Trappeurs Crossing developer-owned condo. All of the recent sales at Bear Lodge were private re-sales, and this sale closed at 80% of the list price as the developer got a little more realistic with their pricing.

We are definitely seeing rising prices in Steamboat in many market segments–especially condos and townhomes under $300,000 with lower HOA dues and newer condos at all price points.

Our condo market is tightening and prices are rising–especially for newer properties like Sunray Meadows, Trailhead Lodge and Rocky Peak Village.  Where a year ago buyers had the luxury of deciding between several condos in the same development, now they are waiting for one to come on the market only to find other buyers have been waiting too.

Fall is a great time to look for property in Steamboat. There were 355 Steamboat condos and townhomes that sold in 2013 with $140,781,356 in sales volume.  The vast majority (78%) sold in the mountain area followed by Fish Creek Falls area and downtown. The average price for a Steamboat condo was $396,567 and the median price was $295,000, showing just how active the Steamboat entry level market is.

So which developments had the most sales in 2013?  The ones with the most sales activity are either newer, are large developments with plenty of condos (more units, more sales), or are close to the ski slopes.  Here is a list of Steamboat condo developments with the most sales activity:
