Quail Run Condos and Townhomes in Steamboat offer a great  location close to the mountain and on the free bus route to take you skiing or to Downtown.  There were 6 condo sales in 2014 compared with 3 in 2013. In September 2015 there were 49 sales of condos and townhomes in Steamboat Springs.  They ranged from $122,000 for a Walton Village 1 br condo to a $2,100,000 Edgemont 4br penthouse condo.

Thirty five condos sold for $400,000 or less and the average sold price was $389,000. There were multiple sales in Storm Meadows, Trappeurs Crossing, The Enclaves, Cornerstone @ Moraine.   Interestingly, 10 condos (20% of sales) closed at or above the asking price.  That’s a really good indicator that there were multiple offers and prices are rising.

As we’re approaching the end of 2015, it’s apparent that the hottest price points in Steamboat are running low on inventory. The condo and townhome sales in Steamboat for 2015 have been great. 488 units sold in the last 12 months. Condos under $500K represented over 80% of all sales.

The supply for condos under $200K, is only 2 months, increasing to 4.3 months for $200-300K and 9.9 months for condos priced $300-500. Anything under a 6 months’ supply is considered tight, and points towards a seller’s market. Above that, and the market dynamic is more geared toward a buyer’s market.

For townhomes, the surprising price segment is $500,000-$750,000. While the lower end townhomes under $300K are also running low on inventory, this segment is at only 3.3 months of supply. There were 55 townhome sales in this price range in Steamboat in the past 12 months, while there are currently only 15 on the market.

In December, there were 40 condos and townhomes sold in Steamboat Springs for a total dollar volume of almost $22 million.   Popular developments with multiple sales included Trappeurs Crossing  and Trailhead Lodge.

There were also two whole ownership Porches residences that sold (for a total of three since mid-November) which is more sales in a month than the Porches saw in the last two years combined. Sales prices ranged from $178,500 for a 1BR Storm Meadows condo to the two Porches residences that both closed for $2,000,000+.

Werner Condo that sold for $107,975, while the most expensive was a Chadwick Flats for $1,800,000. The average price sold was $538,000.
