In February 2015 there were 19 condo and townhome sales in Steamboat Springs. The average sales price of those units was $645,057. (The $645,057 average sales price in February was influenced heavily by 3 One Steamboat Place condos that sold between $1.6 and $2.0 million.)

For comparison, there were 28 sales of condos and town homes in February 2014. Inventory is down and prices are going up in the most popular condo developments.

Inventory remains a challenge in Steamboat and most US real estate markets. For example, in 2014 there were 65 sales in developments including Quail Run, Sunray Meadows, First Tracks, and Cascades. This year, there are no current listings for sale in those four developments.

Finally, the average ratio of price sold to asking price was 96% with 5 properties selling at 100% or more of the asking price.

The holiday season is one of the busiest times of the year in Steamboat Springs as visitors come to spend time with family and friends at Steamboat’s world-class resort.

I’ve had a few recent conversations with property managers who say their properties are sold out for extended periods of time, and not just a day here and there like they’ve seen the past several years.  It’s good to see guests back in town enjoying the snow!

In November and December,  there were 73 condo and town homes sales in Steamboat Springs. The average condo/townhouse sold for $484,000, which included a few lower priced Stagecoach properties and  four One Steamboat Place residences that sold between $1.4M-$1.9M. In addition to the One Steamboat Place sales, Trappeurs Crossing had 6 sales and  Sunray Meadows and the Villas had 4 each.

We don’t have year-end figures yet, but through November median condo sales prices increased 9% this year and median single family home prices increased 14%.

In July 0f 2014 there were 35 sales of townhouses and condos in the Steamboat Springs area.  The average price paid was $375,000 with most places selling for an average of 96% of the list price. Popular developments included The Villas, The Cascades, Longview Townhomes, and Cross Timbers.

The lowest priced unit was a 1BR Shadow Run that closed for $105,000 while the highest price paid was $825,000 for a 4 BR Blackhawk Townhome.    Looking at the pending sales, there are currently 53 properties under contract.

Howelsen Place and Majestic Valley both have several of their residences in escrow, so look for sold information in the next month or two.
