What Not to do if you want to sell your Steamboat condo

Selling your Steamboat Springs condo is no different than selling property in other parts of the country.  In our resort market, buyers want a move-in-ready place they can call home without having to do a lot of repairs and updating.

Here in Steamboat, a lot of condos are rented when buyers come to town because sellers want to maximize their rental revenue.  If your condo is rented during ski season, buyers aren’t able to see it and you may end up losing the sale to another property that was easier to show.

Serious Steamboat condos sellers will take their property off the rental market–or wait for long term tenants to move out–before listing their home. Steamboat occupancy can reach 95% on heavy holiday weekends, and if your place is the only one that’s vacant, it could be shown several times to interested buyers.

In February 2015 there were 19 condo and townhome sales in Steamboat Springs. The average sales price of those units was $645,057. (The $645,057 average sales price in February was influenced heavily by 3 One Steamboat Place condos that sold between $1.6 and $2.0 million.)

For comparison, there were 28 sales of condos and town homes in February 2014. Inventory is down and prices are going up in the most popular condo developments.

Inventory remains a challenge in Steamboat and most US real estate markets. For example, in 2014 there were 65 sales in developments including Quail Run, Sunray Meadows, First Tracks, and Cascades. This year, there are no current listings for sale in those four developments.

Finally, the average ratio of price sold to asking price was 96% with 5 properties selling at 100% or more of the asking price.

There were 54 sales of Steamboat condos and townhomes in July representing over $21M in dollar volume. The average list-to-sold ratio was 95% with more than half of condos closing above 97% of their list price.  In other words, the days of low-ball offers are over if you want to buy.

Popular developments with several sales include Emerald Heights and Rocky Peak, two new developments off of Hilltop Parkway where buyers are purchasing brand-new townhomes with nice finishes under $600,000; Quail Run; entry-level developments like The Rockies, Shadow Run and First Tracks @ Wildhorse Meadows; and ski-in, ski-out properties at Torian Plum and Torian Creekside.

At the low end of the market, two Walton Village 1 bedroom condos sold for $120K and $126K.  Just three years ago, Walton Village condos were selling under $75,000 showing how prices are climbing rapidly at certain price points.

The Villas at Walton Creek Condos in Steamboat Springs are a hot commodity this summer. There were 4 sales at the Villas in 2015. Of those, 3 were in June, July and August of 2015. There are 3 Villas condos under contract right now.

We have a 2 bedroom 2 bath listing that just went under contract and another we’re involved with as the buyers’ agents. This will mean that 6 condo sales at the Villas at Steamboat will occur in the summer and fall months.

The sales stats are also looking good. Per square foot, the sales at the Villas in Steamboat have improved greatly. This year so far the average price per square foot is $302.80. We haven’t had that pricing at the complex since 2008. This is very encouraging for the current owners at the Villas at Walton Creek, and indicate to the buyers who are on the fence that if they they don’t buy quickly,  the price may go up.

The Villas Condos are popular with both the full time and second home owners. They are moderately priced, and all have an attached garage. They have the feel of a real neighborhood, while also providing amenities that attract second home owners such as hot tubs, play area and are within a couple of blocks to the Steamboat Ski Area and the free bus stops right by the development.

The HOA also makes The Villas appealing. The association does a very nice job maintaining the quality of the complex, and the monthly cost is pretty low compared to other developments. It includes almost everything- even heat and high-speed internet! The only utility that the owners pay for is electricity, and with the heat provided by the HOA, that is a very small amount.

As we’re approaching the end of 2015, it’s apparent that the hottest price points in Steamboat are running low on inventory. The condo and townhome sales in Steamboat for 2015 have been great. 488 units sold in the last 12 months. Condos under $500K represented over 80% of all sales.

The supply for condos under $200K, is only 2 months, increasing to 4.3 months for $200-300K and 9.9 months for condos priced $300-500. Anything under a 6 months’ supply is considered tight, and points towards a seller’s market. Above that, and the market dynamic is more geared toward a buyer’s market.

For townhomes, the surprising price segment is $500,000-$750,000. While the lower end townhomes under $300K are also running low on inventory, this segment is at only 3.3 months of supply. There were 55 townhome sales in this price range in Steamboat in the past 12 months, while there are currently only 15 on the market.
