2017 Ski In Ski Out Condo Sales

Steamboat ski in, ski out real estate is always in demand with buyers who want the best locations to access the ski slopes.  Almost $50,000,000 in real estate sold around the perimeter of the ski slopes in 2017 at developments including Bear Claw, Chateau Chamonix, Dulany, Edgemont, Elk Horn, The Steamboat Grand, Ironwood, One Steamboat Place, Ptarmigan House, Ski Inn, Snow Flower, Steamboat Village Inn (the condos in The Sheraton), Storm Meadows and Torian Plum/Torian Creekside.  

The average price was about $626,000 with prices ranging from $170,000 for a 1 bedroom Storm Meadows condo to $3,500,000 for a luxury One Steamboat Place residence.

“September was another great month in Routt county with 179 Transactions and $92.6M in Gross Volume.  That is the 3rd largest Gross Sales Volume month we have seen in 9 years!  Attributing to those numbers were 23 sales over $1M!   It is great to see all those upper-end transactions since that part of the market was a bit soft over the summer.

Total sales volume was up by +15% compared to last September, with the YTD. at +21.63%.  Transactions were also up by +1.74% compared to last September, with the YTD. at +7.63%.

Summer is traditionally a busy season for condo sales.  Once the ski season is over, owners list their properties and sell to eager buyers looking to move in before the next season starts.  This is also the time where owners decide they need a bigger/smaller/different area property, so they sell one and buy another.  Or they buy another property and keep their original place.

Here are the latest Steamboat real estate stats from Melissa Gibson at Land Title:

“May was a great month with $71.5M in Gross Volume and 148 Transactions!  Compared to last May, Gross Volume was up by +49.70%, with the YTD at +47.72%.  Transactions were also up compared to last May by +24.37%, with the YTD at +17.43%.

Steamboat Springs Area Vacant Land +59%
There were a total of 158 Deed of Trust recordings in May, with 62% of purchasers closing with financing at the time of sale, and with 38% closing with cash.  
Upper End sales were up with 16 in May, compared to 14 in April.”

In July, 42 Steamboat condos, townhomes and fractional ownership residences sold for $13,705,350 in dollar volume.  All but six condos sold for less than $500,000, showing the trend of buyers purchasing entry level housing instead of renting because 1) rentals are hard to find and 2) low interest rates and rising prices are causing buyers to lock in housing costs.  Interestingly, 70% of buyers financed their Steamboat condo.  Over the past couple of years, we’ve seen about 50% of buyers pay cash instead of financing.  Low interest rates and renters moving up to homeownership have both contributed to the decision to finance.

In January and February 2016 there were 37 condos and townhomes sold in Steamboat Springs. The least expensive was a one bedroom Mt. Werner Condo that sold for $107,975, while the most expensive was a Chadwick Flats for $1,800,000. The average price sold was $538,000. Popular developments with multiple sales included Fairway Meadows, Mountain Vista, One Steamboat Place, Sunray Meadows, Timber Run, The West, Whistler Village and Trappeurs Crossing.

2015 is proving to be a transitional year in real estate here in Steamboat Springs and around the country.  (The stories out of Denver and the Front Range show their markets are even crazier than ours with 50 showings the first day and 20 offers on the same property. Whew.)  Our low inventory has frustrated buyers who either aren’t finding what they are looking for or are finding prices higher than recent comps with sellers willing to wait for the next buyer rather than settling for a lower price.

The February stats really illustrate what is going on.  Land Title emailed the final numbers showing February was quite a bit slower than last year with only $16.2 in Steamboat real estate Gross Sales Volume (down 58% from last year) and 49 Steamboat real estate transactions (down 50% from last year).   The reason sales are down is because there aren’t enough condos, townhomes, and single family homes in move-in-ready condition for the buyers who want them.  They are forced to stay on the sidelines instead of buying, and when prices are now rising an average of 11% a year, people are ready to buy.

The larger units also saw a gain. The highest priced three bedroom condo in 2013 sold for $339,0oo compared to $364,000 in 2014. That’s a gain of 4%.

The Villas at Walton Creek are attractive to both Steamboat residence and second home owner, because they are close to the ski area and have nice amenities including hot tubs and a play area and they are on the free bus route.
