In January and February 2016 there were 37 condos and townhomes sold in Steamboat Springs. The least expensive was a one bedroom Mt. Werner Condo that sold for $107,975, while the most expensive was a Chadwick Flats for $1,800,000. The average price sold was $538,000. Popular developments with multiple sales included Fairway Meadows, Mountain Vista, One Steamboat Place, Sunray Meadows, Timber Run, The West, Whistler Village and Trappeurs Crossing.

2015 is proving to be a transitional year in real estate here in Steamboat Springs and around the country.  (The stories out of Denver and the Front Range show their markets are even crazier than ours with 50 showings the first day and 20 offers on the same property. Whew.)  Our low inventory has frustrated buyers who either aren’t finding what they are looking for or are finding prices higher than recent comps with sellers willing to wait for the next buyer rather than settling for a lower price.

The February stats really illustrate what is going on.  Land Title emailed the final numbers showing February was quite a bit slower than last year with only $16.2 in Steamboat real estate Gross Sales Volume (down 58% from last year) and 49 Steamboat real estate transactions (down 50% from last year).   The reason sales are down is because there aren’t enough condos, townhomes, and single family homes in move-in-ready condition for the buyers who want them.  They are forced to stay on the sidelines instead of buying, and when prices are now rising an average of 11% a year, people are ready to buy.

The Villas at Walton Creek is a newer entry-level development that saw 11 sales in 2014! Not only that, but the average price per square foot has gone up 13%.  The smaller units saw the biggest gain at The Villas at Walton Creek Condominiums last year with a price of $262,000 (up 15% over sales price in 2013) for a two bedroom 1 bath unit. The larger units also saw a gain. The highest priced three bedroom condo in 2013 sold for $339,0oo compared to $364,000 in 2014. That’s a gain of 4%.

The Villas at Walton Creek are attractive to both Steamboat residence and second home owner, because they are close to the ski area and have nice amenities including hot tubs and a play area and they are on the free bus route.

Being a more affordable option for full time residents and 2nd home owners, Timbers condos have seen a great increase in demand, and the sales reflect this.
