Trailhead Lodge at Wildhorse Meadows are the brand-new, furnished, high-end condos with its own gondola to the base area. And now, Trailhead Lodge is back on sale for 40-50% off the original prices.

Trailhead Lodge originally pre-sold 70% of their condos at the absolute market peak in 2007. Buyers lined up willing to pay over $1M for a 2 bedroom condo thinking they’d flip it when the building was finished and make a pile of cash.
We all know how that story ended.
Trailhead Lodge rented well last winter, but none of the condos sold because of the high prices. The remaining inventory was sold to a new investor and buyers are now able to purchase these brand-new, furnished condos at a fraction of the original price.

Steamboat Condo Sales for October 2011

Over $10.5M of Steamboat condominiums changed ownership in October 2011. The list to sold price ratio averaged 90%, meaning most buyers were getting an average of 10% off the list price. The Victoria and The Dulany saw the most discounting while other Steamboat condos sold for over the asking price. (There is only one 2 bedroom left at The Victoria, and in my opinion, is one of the best deals available downtown.)

First Tracks at Wildhorse Meadows Close-Out Sale

First Tracks at Wildhorse Meadows is a great buy right now, with only five 2 bedroom condos and a couple studios left. The project is almost sold out after lowering their prices last week on the remaining condos. (Three went under contract last week.)

People like this project because:
- It’s brand new (finishes are very basic but wouldn’t take much to upgrade to granite/stainless if that’s important to you)
- First Tracks owners have access to the amenities at Trailhead Lodge. Trailhead has a great fitness area, teen room, pool, several “grotto” hot tubs, etc.
- You access to the mountain by the Wildhorse Gondola which takes you right to the base area.
- You can purchase a separate Wildhorse Club (or similar name—it’s not coming to my brain right now) membership so your family can leave your skis and boots at the private “club” in One Steamboat Place.
- HOA dues are relatively low.

Steamboat Springs Condo Renovations at Torian, Phoenix, and Ranch

There is a new promenade being built that stretches from Torian Plum to One Steamboat Place area. It looks great. It’s a year-round pedestrian walkway featuring snow-melt pavers in the winter and Burgess Creek highlighted in the summer. The Promenade has already transformed the way the base area looks, and it isn’t set for completion until next summer.
Torian Plum and Torian Creekside— Torian Plum and Creekside have used the timing of the promenade construction zone to repair the roof over the Torian parking garage and transform the large grassy area into an integral part of the promenade. The $2 million improvement will be paid from capital reserves and a special assessment to the Torian Plum and Torian Creekside owners.
The Phoenix— The Phoenix has a great walk-to-ski location, but it looked a bit dated. This summer, the Phoenix HOA completed a $3.9 million renovation that brought the Phoenix exterior from it’s tired 1980’s exterior up to a stylish, modern façade. Owners at The Phoenix were assessed between $50,000-$90,000 based on the size of their condo.
The Ranch at Steamboat— The Ranch is a large development built in the 80’s with great views of the ski mountain. The Ranch HOA took advantage of the slower economy to spruce up the development with a multi-year remodeling project. The Ranch has replaced and renovated the decks and hot tub area and updated the grounds with new landscaping, exterior staining, and new signs and lights. The Ranch has a pool, tennis, conference room and large 23 acre open space making it a unique Steamboat condo development. The good news? Ranch owners didn’t have a big bill for a special assessment as reserve accounts and a line of credit funded the project.
Homeowner Association (HOA) Documents

Buying a Steamboat Springs condominium as a primary or second home can be a great investment (unless you bought in 2007) and way to spend more time with friends and family in the mountains. Just remember if you purchase a Steamboat condominium or townhome, you are buying into a Common Interest Community and agree to live within the terms outlined in the CIC documents. These include the owners’ association declarations, bylaws, operating agreements, rules and regulations, minutes, and financial information for the condo/townhome development.
The CIC documents are different for each Steamboat development so read them carefully before you buy. Also, the amount of the HOA dues will vary based on: what the dues include, the age of the building, the amount in reserves, any upcoming assessments, etc.
Here are the Common Interest Community documents you’ll see when purchasing a condominium (or townhome or single family home that’s part of an association) in Steamboat:
- Subdivision Plat
- Property Deeds
- The Declaration of Covenants, Conditions, and Restrictions or CC&Rs

Steamboat Condo Profile: The Pines/Pines at Orehouse Plaza

There have been 9 sales at The Pines and Pines at Orehouse Plaza condos in Steamboat since Jan 2010, and seven of those were at Pines at Orehouse Plaza. (It’s newer.) Sold prices range from $209,500 for a one bedroom to $410,000 for a 3+ loft.
Some of the condos at The Pines at Orehouse have garages which can also affect the price.
The Pines and Pines at Orehouse are popular for primary and second homes because they are attractive, well priced condos with low HOA dues.

Steamboat Condo Profile: Edgemont

There have been 11 sales at Edgemont ski in ski out condos since August, 2010 as buyers took advantage of sales incentives to purchase some of the last brand-new luxury ski-in, ski-out inventory in Steamboat Springs. The larger residences are just about gone–only a 3+ and a 5+ penthouse remain available for sale, and there is only one 3 bedroom left on the ski slope side of the building.
There are several two bedroom smaller residences still available and a few three bedrooms with south valley and gondola views.
Interestingly, there have been no resales at Edgemont, and several owners have purchased more than one Edgemont condo.
Steamboat Condo Profile: Canyon Creek

Canyon Creek condos in Steamboat Springs have had five condo sales since Jan 2010 with prices ranging from $378,000-$610,000 for 2, 3, and 4 bedroom condos. Looking at price/sq ft, prices at Canyon Creek bottomed in 2010. The lowest price/sq ft sale was for a larger two bedroom Canyon Creek on the first floor which sold in Sept 2010. The two sales in 2011 both sold for a higher $/sq ft.
