Steamboat Condo Buyers—Know the HOA before you Buy

Steamboat condo sales—for buyers and sellers– are challenging for several reasons.  HOA delinquencies have become a factor in some transactions, so make sure you read the documents carefully before you buy.

HOA dues cover the expenses for the common areas of the development.  They pay the exterior maintenance, the landscaping, the snow plowing, the shuttle bus, the heating of the pool in the winter, and hopefully they put money into a reserve account to pay the big-ticket items when they come due.  Some of the dues go toward common utilities like cable, trash, water, and occasionally heat.

Parts of the Steamboat Ski Area are going to look very different once the mountain opens for 2010/2011 skiing. This summer, workers have been busy clear cutting the dead lodge pole pines.   The pine beetle epidemic killed just about every lodge pole pine between New Mexico and Canada.

About 80 acres pf the lower Steamboat ski area are now bare where there used to be heavy tree coverage.  The area between Vogue, Rough Rider Basin and Right O Way look like the picture below–clear cut.

I hiked up the mountain with a ski patroller this summer, and they said the area will expand the beginner area offering more terrain for skiers looking for green runs.

Steamboat Condos that Sold/Went Under Contract in Aug. 2010

August was a busy month for Steamboat condo sales after a slow June and July.  More buyers were in town feeling comfortable about writing purchase agreements, so the number of pending contracts was up substantially.  The average list-to-sold-price was 91% for sold Steamboat condos.  Once prices come down to a level that catches buyers’ attention, they sell relatively close to the asking price.

None of the Steamboat condos that sold were bank-owned, and only 17% were potential short sales.
